My impression was that Jay never had love from his family and that's why he didn't understand love of any kind. When Jay says to himself;"be a good boy, keep a clean house" to me it indicated that he new the right things to do to "appear" normal, but not the emotions behind these actions.
However, I don't think his family environment had everything to do with Jay becoming a killer. I think it was also based on his genetic make up. A brain scan on Jay would have been interesting to see.
Jay couldn't relate to the other boys/men at college who were able to get the girls. That's why he needed Ricky to get him his sister and the other victim (sorry can't recall name at the moment).
Basically, Jay just didn't know how to love and feel love; but I don't think this was the only reason why he killed. In my opinion he was a sexual sadist.

it always reminds me of that british comedy series... "Keeping Up With Appearances"
